I will definitely stay patient in the search for property #2 when the time comes.

I am having a title company to do a title search to make sure that the only lien is that of the investor that owns the tax certificate .  

If you are looking for properties that don't need a lot of work in some of the more desirable areas within Chicago it will be tough to buy a single or multi-family property for $350k.

I put a some money into making it more desirable as a vacation rental via (airbnb, vrbo...etc) with the plan of holding it as an investment long term.

From there I started searching for and analyzing small multifamily properties and have began posting question in the forums.

@Jesse Copjec Have you looked in the file place and did a search for "Construction" or "Building" to see if there are any relatively new uploads for building cost projects or calculators?

Are there any reliable mortgage companies out there that lend 90% LTV on multifamily homes? Just seeing if my options are limited to 80% LTV, which is what I am finding in my local area.Thanks!

The property is currently valued around 300-350K (still need a official appraisal) in a desirable school district in Berkeley county WV along I-81 interstate with a population growth of 10.3% in 2017.
