@William Baumann  not saying at all you fit that description, but it really it the burden of the mentee to prove to the mentor why they should help them especially if you already know the mentor is successful in what they do.

I also compared 3 properties similar in age, description, and location, although an agent could do this much better than I.

A minor subdivision is not hard to do for existing dwellings on the same plat, it involves changing the legal description to a lot and this really (unless required by ordinance or code) doesn't need a survey.

This would be the most turnkey option.It gets a lot more involved, I can answer any specific questions you have about the pros/cons of each or anything else.I ran a brief basic search (snohomish county, 5+ acres, SFR) and there are properties that meet that description that have a open NTS.
