I've handled a few administrative challenges to CCP and I've been impressed with how they've handled things in comparison to the city agencies.

I created my own custom data base  the old fashion way sent a researcher into each counties assessors office to comb through public records and in Oregon and Washington being timber states there is aerial photomentry books that mirror the assessors plat  YOU know pre google earth.. with that in hand we created a mailing list of 10k properties from OR CA border to Longview WA  West side of Cascades to East side of coast range..  10 acres or more with visible merch timber.. then we took that data base and backed it up with the reverse directory ( land lines) Pre cell phone  and that was our call list.. then i had 2 tele marketers come in 2 nights a week to start calling.. they would generate the leads we would go out on appointments and off we went..

If, for instance, Lis Pendens filings, you can get those via a standard search on a date-range basis and cut/paste directly into a spreadsheet or whatever you are using for data repository (data base, flat file(s), etc.)

If you need help finding the most experienced 203k Lenders, HUD has 2 databases for you to search through.

., there are custodians and there are administrators.

To further build on the previous comments, you should choose what custodian/administrator fits you best.

In this case as I grow, I personally have decided to use this cash flow for growth in buying new properties and administrative costs in self managing the portfolio.  

I spoke to them on the phone the other day and they have some skip tracing ability in the fact that you can reverse address search on their database and pull phone numbers that you can plug directly into mojodialer which is a cloud based call system.  

My thought/opinion ( I am NOT a tax expert)  is that it could be advantageous to 1031 into a new property within an Opportunity Zone to protect against the 1031 provision going away under the new administration.
