I signed up as a pro member of BP, joined a webinar by @Brandon Turner, analyzed a potential deal, have been listening to 1 podcast per day for 6 days a week, have been reading BP articles, started reading BP's The Ultimate Beginner’s Guide to Real Estate Investing and Building Wealth One House at a Time, bought 4 BP books, created my BP profile, talked with a California real estate agent, talked with an Indiana real estate agent in referral, talked with a friend who's a real estate investor, asked friends for real estate agent referrals (even out of state like Nevada, Chicago and Tennessee), etc.Bottom line is I'm super pumped about real estate investing :) Just in case anyone is curious, I'm looking for a team of mentors, real estate markets outside of California markets, real estate agents, mortgage brokers/loan officers, real estate attorneys, property managers, contractors, insurance agents and handymen.

Effects investment wise could be awesome if you're in the area already and it does in fact create a higher demand for housing there.

Moving on to smaller submarkets creates a new challenge with fewer renters and jobs to drive growth.Looks like the Villages in about an hour from Orlando and ninety minutes from Tampa. 

People could easily create a loyal tenant by treating them as more than just a check in the mail and going above and beyond for them.

Hey John,I think you bring up some great questions and points.On 1 hand, you want to start investing and creating another stream of income, on the other being an agent won't get you the loan you need. 

If so, could you please share the bank contact person and/or attorney who created the entity/structure? 

This keeps the LLC compliant with state law for conducting business in the state and grants the LLC standing with courts of the state to pursue or defend legal actions.The question would be "does the activity create a business nexus with the state"?

Also does it have access to a road or are you going to have to create one?

I guess my question is...you and a few friends are creating an investment group for SFR's.
