Here in KC we have 3 options with a "In Its Present Condition" 1) You can conduct inspections ask for repairs but seller isn't obligated to repair anything 2) You can conduct inspections but can't ask for repairs 3) Waiving the right to do inspections.

Be aware that some states have very strict rules that prevent wholesaling as they deem it conducting a real estate transaction and therefore you need to be licensed.

Anticipate everything, treat your buyer like they know nothing and conduct the transaction as if you might be sued.To start with, you need to identify how title will be held for the duration of whatever contract period exists after close.
