I purchased a 21 unit apartment complex with two of the tenants waiting for the sheriff to evict them.

It's not that they would be bad investments but because of the military culture and economics you'll find that big apartment complexes to be in abundance and preferred over small multis.

I'll be letting you guys know what it is, then I'll actually be able to compute the numbers and make a decision record negotiations, and how to make it a sweet deal.

The second option is more complex and most costly initially, but using this structure makes your IRA truly self-directed.

Obviously it's very market driven, here I've paid 0- $200 depending on the level of detail and the complexity of the work. assuming he is talking 2% if 15,000, $300 isn't wild but could certainly be beat. 

@Brandi Carballo  I manage a few large apartment complexes in NE Salem.

Unfortunately, you're unlikely to find something that does what you want without a more complex accounting methodology in place.  

So far I've found most of the properties myself as an agent, but with family life getting more complex lately I wanted to connect with wholesalers in the Salt Lake City or Salt Lake County area.  

We moved out and converted it to a rental in 2008 when the other units in the complex were still selling for around $110k used and $128k new.
