Each county is different when it comes to probate, and the laws are changing all the time.  

This division is standard unless Cousin A and Cousin B agree to a different allocation of income and expenses in a written agreement.

Keeping your payment in the range of rents (allowing for expenses a homeowner will pay and a tenant doesn't) tends to keep owner-occupants on track.Your attorney or an attorney-owned title company can create the docs and manage the closing.

The real estate training gurus say that investing in your backyard is no different than investing across country but what is said often is far from the truth. 

Alternatively, you could also just apply a % annual appreciation based on historic data, but those typically won't give you the most accurate market data since they're averaged out across all/most property classes (e.g. a single family home may appreciate differently in your area than a mobile or multifam property, etc.)
