After my first baby girl was born I needed a more flexible schedule to tend to my kid so I quit my wonderful pharm tech job and become an insurance/financial representative with COUNTY Financial.

I work a part time job just to stay active at a local airport, however I am looking to leave and pursue real estate on my own. 

They actually sent 3 men, and still didn't do the whole job.  

Are you accounting for things like water/sewer, garbage, electricity for common areas, landscaping, etc, in actual numbers or just using a percentage of rent or are you just adding a certain amount for the incidentals?

Im househacking at the moment and if I were to lose my job today, my total bills would be $300 for the month because of it.  

In order to get hard money without a day job it appears you need to do at least a few deals first to prove yourself?

One of the best indicators is Jobs.

What type of budget should be set for a job of this nature?

If you have not flipped before, they usually want to see some sort of experience before lending you money.Stay with your day job, and rehab on the side.
