I can try and use closet boards but they're fairly short.Also pine is fairly soft even if 1880's pine was harder than modern pine.

But the monthly qualifying rent I get from form 1007 is lower than it would be if I do everything based on schedule E, according to the worksheet.The combined monthly qualifying income for both properties I have under contract is $717, according to form 1038 step 2B.

@Will RugeleyI am not sure how many properties you like to manage but if it is not a lot, you can totally manage by yourself using property management software or combination of accounting softwares, tenant screening, rent payment software.If you would not like to bother property management aspect of real estate investment, you can always look for property managers in your area.
