To add a little more color to @Eric Kramer's comments:--Yes PS has rather stringent regulations now, and is voting on an outright ban soon.

I would recommend laying out the stores front to back with a demising wall, giving both stores street exposure and thus higher rents.I don't see a lot of 2 story buildings in the area, so you want to make sure you are not overbuilding for the neighborhood.  

I also go through the entire home (inside and outside cabinets, walls (stair wells especially, since these get damaged at move in/out) front and back yard, everything) and take up to 200 high resolution photos of every inch of the property (make sure each picture has the date and time stamp on it). 

The units are installed in each room generally on side walls or ceilings and each room has its own temp control.  

Repaint it a striking, tasteful color, or sand it down and stain it.

This is a snowy depressing midwestern hellscape of dirty, broke, unemployed tenants with 21 dogs and they cook greasy foods and touch all the walls and sit around all day smoking tweeds and trying to stuff q-tips in the drains!
