I plan have it painted and to make whatever repairs are obvious and necessary.

Will be fixing the all the hardwood floors, replacing windows, fixing the small cracks in the plaster walls, paint, landscaping, replacing the front stairs and porch surface.

Painting, flooring, etc.  

It sounds like you have many mentors to choose from.If they have a proven track record doing the same type of investing you want to do that is the person you should select.

Finishing up a 2 bed 1 bath 1400 sq ft that got new roof, gutted inside to the studs, new hvac, new wiring, new drywall, new water heater and plumbing, new insulation, new windows and doors, half vinyl half painted exterior, so basically literally all new everything you can think of and we will be at 50k.

Adding new roof, all new split unit HVAC to replace window units and paint/clean up the grounds.

It has a double wide mobile and a 6500 sqft old paint factory on it.

Our thought is to create a separate entity that our current cannabis company will own a part of, give some equity to the right partner and then either have investors invest directly in that entity so that they have some ownership in every property we acquire or they can choose to invest in individual properties with our company.
