When you're chasing cash-flow there are so many options that you can find yourself distracted in a hurry if you don't fence yourself in my geography, neighborhood quality, population size, etc.

@Scott Trench is correct that many students make the mistake of avoiding professors with reputations for challenging courses...if you spend your college years chasing "easy A's", you'll often learn a lot less than if you had gone with more challenging professors who hold their students to a higher standard...as you probably know, in life (and in college), the best thing to do is often the hardest thing to do ...It's one thing to take easy courses if they're free, but if you're spending $150k on a bachelor's degree in interpretive dance, you probably won't get a particularly good return on your tuition money!

Do you want to be busy showing tenants, cleaning out houses, painting, chasing contractors, etc or do you want to be on the golf course and just checking text messages when the passive cash rewards hit your account.STR is probably a very active business, unless you want to give away most of the returns to 3rd party PMs.SFR I find is still active, but perhaps less so than STR.

I had breakfast with Sean last year ( his tech is in PDX) and we share a love of aviation  LOL.. but he shows me the app its SO COOL I ordered it .. ( I personally don't use it but my office does.) and we scored a deal last month.. that I would call a Rick deal.. very complicated on that title side... but with PR we were able to chase it down.. had no real competition from the letter writers and close on it..
