Well for non performing notes the due diligence is critical and getting a complete set of collateral files sometimes can be a challenge.

Due to the volume of business we give them we expect priority service and volume pricing.We are trying to get them to take before and after pictures of the job they are doing to be able to upload it in our portal so the owner can see what was done (that has proven to be a bit of a challenge with 3rd party contractors) our in-house maintenance team is required to take pictures and video of any job they do. 

In the current market here, flips can be challenging but are not impossible.  

Second only to the challenges of that disaster, property managers are the next nightmare.  

What would you say were the top 3~4 challenges you had to deal with in stabilizing that property?

Finding a contractor to move in mid job has been a challenge and so far I have lost about 3 weeks in the rehab process. 

I'm not trying to minimize your efforts but to alert you to the challenges of marketing in most every community where there are so many buyers with money chasing so few opportunities at the the moment.

Any specific banks or agents you'd recommend I engage a dialog with?

Go to school, get good grades, go to college, get a good job when you graduate, save for retirement, work 40 years for a company, you'll be okay.You're challenging that.
