If you let it go, will the seller have any trouble finding another buyer?

I️ assigned a property to an end-buyer, and he signed a contract to pay a $750 non refundable earnest money deposit.

There are also fees for if you win called buyers premium... just account for those when you  make the bid and don't get blind sided.On a side note, I purchased one last year that was on an auction site... 

In my state, we are only required to disclose whether or not we know of lead-based paint, share copies of records (if any), and provide the renter/buyer with a pamphlet on how to protect themselves from lead-based paint (don't eat the paint).

Again.. he assured me that this guy has done multiple projects with his buyers and is 100% trustworthy.........I think you know where this is going.

I just established a new relationship with a real estate agent and the first thing I received in my inbox was a buyer agreement.

I used their lender (which is not required but definitely encouraged), which was a very pleasant experience.

You as the buyer should be in control of decisions regarding the title company.
