Hello Pedro, I am not an expert on your particular market, but that cost to build sounds low for the kind of high end/custom build you are describing.

Or should I break my promise to get into real estate in 2025 and continue to work part-time while going to college to afford a conventional 30-year mortgage on my first SF and use the "Building Wealth Through Single-Family Homes" plan? 

Also, starting with 1-2 properties might be a safer approach to build your experience and knowledge.
