Chris at the moment we've been working on building just completed an sfr and moved in going to stay in it for a little while longer and then sell to get equity out.

Also, SU has been building or buying up properties for students, which does cut into the student rental market.

Your general contractor in my opinion is one of the most key members of your team especially if this is your first flip. 

If it is im not even sure a city will allow you to get a building permit on someone elses land.

I am also a general contractor in my area so setting up a scope of work and following it won't be hard plus I can pay myself for oversight and any work done in the process.

The issue that you have, is that your guests experience will depent greatly based on the demographic that the motel building brings.I would pass and try to get a small multi-family building or see if you can buy the whole motel(to have more control).
