I only bring this up b/c a wholesaler acquaintance of mine wondered why he couldn't get the "motivated sellers" to part w/ their property for his asking price, no matter how much he bargained w/ them ...I'm interested in getting feedback from others on this..Aren't you guys tired of the dumbed down approach to wholeslaing taken by gurus?

That equity could have been cashed out and put to use if I flipped the property but instead is parked in this rental property so there is some opportunity cost there that brings my true yield down further if you factor it in to calculate the return on equity.

Thanks for bringing that up @Ben Zimmerman i do plan on upsizing my family, my mortgage broker brought the second FHA loan to my attentions so thats what my plan was but regardless of how i will absolutely make it happen.
