Anything larger or a reasonably sized apartment complex is not that common.That said, we do have lots of pretty large MFR communities in South Bend and Mishawaka so there is a tenant pool for that type of housing.

I don't know if you're aware but this building is under rent control and the 2nd unit's $1,900 rent cannot be raised much and there are tight restrictions on removing the tenant.The type of buyers this property is perfect for are two separate parties (think friends or siblings) buying it as a TIC with each party occupying one unit.

It sounds like the lender is going to have to cut their losses on the existing owner and foreclose on them or do a short-sale type transaction where you purchase it, but at a value less than what the lender owes.
