@Chad Urbshott  Poperty Radar for 50 a month is a no brainer... its got all sorts of cool apps that go beyond foreclosure.. like you can be driving along with a map of the street your on.. and the lots will be color coded owner occ or non owner...

It is not an absolute requirement but Texas more than other states seems to focus on other than same-day transactions due to heavier oversight by their state regulatory body, which does make transactional funders less comfortable.

It is, perhaps, best thought of as a sort of "franchise" arrangement where you pay a "franchise fee" to the tune of circa. $40K to gain access to their "franchisee" training, materials and limited rights to use their name and trademarks in promotional items and such in your investing business.

From the original locals who can't understand why a house would cost more than 100K to the Vancouver commuters and more recently, the increased Asian interest.For myself, I enjoy it as a Vancouver Suburb - downtown vancouver is only 15 minutes away on a float plane but there's no traffic and the R.E prices are 2/3's lower.Aurther - I'm not sure if you've got a plan of any kind set out but I agree with the other folks you'll probably need to build or grow into that sort of generation off of the 100K.

If there's a counter and re-counter, then that all has to be done formally.I've found that listing agents want me to get the property and sort of give my offer a little more push than they might another agent's.

Many communities haven't adopted any sort of regulation, and if you're not in a heavily tourist-laden area, most have not, and they're rather low risk for adoption, though it is a good idea to check.
