I only have one deal under my belt but I am excited to move forward and appreciate any help you could give.

But because it's a 1bedroom ranch with an existing electric HW tank we went with electric wall heating with blowers.

They wiggle around so much and rub up against the walls I have seen a lot with huge holes after 5 years.The most efficient way I have seen it done is using an electric leaf blower and blowing it clean from the inside out.

I highly recommend applying for the rebate if you are considering   adding insulation, and best process is to get the form ahead of time so you can make sure you buy enough to get the blower for free and you meet the rebate requirements.   

Cheap enough where I’d buy and build a small 8 unit just to get some more new construction under my belt 

So once you have say 100 properties under your belt, each generating $58/m (on average), for ZERO of your own dollars left in each deal, you will be able to handle the low odds of your worst case scenarios!
