Just remember, a buy and hold income stream is never as 'passive' as you'd like.

Llc will require 20% down compared to personal loan which is low interest but the banks will require blood and stool samples.

This is exactly why I have always suggested investors have more than one income stream and/or exit strategy in place. 

My reason for investigating this field is that after helping my oldest daughter graduate with a degree in architecture, and a teenage daughter getting ready to follow her dreams, it would be nice to develop an additional income stream.  

If you are "house hacking" then you can probably get a more main stream company if just doing cosmetic updates. 

Your husband needs to get a job, might not be anything special but you need both income streams.

This can get tricky unless you have a good income stream.  

We use prop stream to create lists and then we cold call/text.
