I don't have a lot of capital so my financing options seem to be narrowed to a 3.5% down FHA loan.Several houses have come up that look like duplexes but each unit is on its own parcel of land and they have a shared wall (called twin homes).

My realtor stated it won’t go for near asking price and that because It’s a total gut that they’ll probably accept an offer based on the land only.

We'd like to connect with a real estate attorney here in San Diego who is also an investor, or has experience working with investors. ...For starters, I have a 23-page operating agreement for a land entitlement investment that I'd like to have someone look over to be sure it covers us as well as the company who is presenting it to us.

Does anyone have experience with lenders who will lend the land acquisition and building costs?

Not sure the zoning/land size but would you be able to build condos or townhomes on the land? 

I currently live in a small rural town in Virginia that is 35 miles southwest of Richmond, Virginia and found small land acre with unlivable bad shape trailer next-door neighborhood from my parent's property that i am about to buy land.

It was infornative and yes for the 200....ill try the 3 day...if it gets the ball rolling the investment is worth it

I recently came across 3 properties, one with a privately owned lake that is land-locked by the other 2, that I'd like to submit purchase option contract offers on.

At this stage I think it makes sense for me to generate income and build capital, so I might focus on creative wholesaling until I have the means to acquire a property I can flip and get the ball rolling.

I’m extremely excited to have landed my first project!
