You'll probably need to get a signature on an abandoned auto form\title replacement form to fully have rights to the vehicle.

Either due to neglect by the previous owner or vandalism these properties require patch/paint/flooring but also re-roofing, new mechanical equipment, electrical and/or plumbing work, windows and doors, there are failed septic systems and wells with damaged or stolen equipment.

You can use the proceeds from that nicely appreciated Western Slope property and invest is less expensive properties that may cash flow better and be closer at hand to manage.1031 is a federal statute so the mechanism and requirements are the same no matter the geography.

I would also get a contract that states that you can place a mechanic lien on their house for the rehab cost plus the fee list above.I'm not a fan of doing deals where you do not have ownership rights in the property.
