I’d prefer to use a construction loan if possible, we like to use a value add strategy when purchasing investment properties.

I have enough to acquire another rental using a conventional loan again, however I would prefer to retain that money to stay well capitalized.

I am starting to get into section 8 rentals, I prefer to rent to section 8 tenants as I like the guaranteed income from the government.

Be careful to consider worst case for everything and try to assure your tenant will be there for a long time.  

I've tried have face to face discussions, but just get excuses and assurances the end is around the corner.

A single buyer may have a strong preference for your home versus the home directly across the street for lots of incredibly personal reasons.A home in one neighborhood could be the same model from the same builder as another neighborhood.
