What's to keep them from saying the son is just "visiting" when he goes to evict them?

We just don't know what exactly the solution is yetI know that for me, living next to the highway for a home that much would be a GOOD thing, as I am someone who likes to drive often, and I am sure the highway is super convenient for me to visit close by areas.Let me ask you these questions that others have not ask yet:1.

Well, before I am scared off Maybe I will drive all the way into Austin and visit some suppliers....15 minutes but again I am a sloth.

I would also focus on trying to mutually (or one-sided) end the contract rather than eviction, eviction should be a last resort.Have you checked with your local police to see if there is a landlord program where you get copied on any write-ups/visits that occur at your properties?  

Is there anything specific I'll need to bring with me when I visit the housing authority office after I close??  

@Melissa Machat, you aren't as sure about now being the time to buy.

The bank i have used allows me to use my 401k, not as collateral or assurance, but as a proof that i have funds if fit ever hit the shan.

Walking through on my visit, I could tell there will be some work to be done (new windows, foundation work, some cosmetic stuff, etc.).  

Come visit the local meetups and get to know some people.

On the first letter, assure both parties you will approve AND that this is required to protect them as tenants and you as the landlord.If they ignore you or refuse, the second letter is a Demand to Perform or Quit and you threaten to begin eviction on the 'once-upon-a-time guest'.
