I have had more than a few attorneys approach me to assist their clients as a personal favor to them after several other Brokers/Realtors had been "eaten" in the process. 

fwiw, I am quite proficient in Excel (have some experience with data analytics, pivot tables, formulas, macros, etc.) so I could likely easily manage a small database of leads by myself just with Excel…and create my own dashboards etc. but anyone using something in particular that they enjoy?

Look into a fund of funds approach to maintain investor relations with your investors or simply partner into the main syndication by bringing in investors or playing a role.

I'm just brain storming trying to approach the issues in a systemic way versus of playing whack a mole when something needs attention. 

What type of real estate sector would be best for a hands-off approach?

In summary, while I don't want to get stuck in analysis paralysis, I'd value any input from the seasoned folks here on where I may have made a mistake in my thinking or approach.  

They have approached me and asked if they could tap into the city sewer line for their development and have also asked for an easement.
