What this person wants to do is known as "short term" or "air bnb" arbitrage.

I just bought A house with an extra room attached to it. I furnished it and posted on Airbnb. I have already gotten one today rental another five day rental after that and I have one person who wants to rent for five ...

I just wanted to make sure none of that crumbling 100-year old asbestos got into the air and all over the house.If this house is a flip, then I would personally be worried about liability issues.

Used it as an Air Bnb for a few years.

Some of the main improvements include: leveling the floors, tearing out the lath and plaster, new electrical & PEX plumbing, new siding, new roof, all new heating and air, new cabinets, new shower, new windows, replaced the flooring, and new doors.

I rent out the main house, Air b'n'b the cottage, and live in the barn apt.

You might be better off leaving it as a 2/1 and using that $38K for a down payment on a new rental.the 1500 includes taxes and insurance and this property could make a good air bnb, it has a lake view and is 10 mins from the beach.
