Hello, I wanted to reach out to see how other independent landlords collect application fees.I manage the property from out of state, so physically being at every showing is impossible - and I don't necessarily want to tip my hand that I don't live in the immediate area to prospective applicants. 

I’d be in favor of me becoming capable of creating Money virtually out of thin air like they do, however.

My current case was with the high-end property, good quality tenants, and a high deposit.

Does anyone have any tips on what to watch for in this market?

Tenants are happy about the new high efficiency air conditioning they'll benefit from this summer.

Am open to the idea of slowly replacing them so I can get quality windows installed. 

I heard ereceipts recommended in podcast 165, I think I'll give that a go.What are some other tips and tricks do folks use to make their business run smoother?
