Over Improving would be fixing/renovating a property to a point were you will not recoup that capital investment because the neighborhood comparables will not support a value that high.An extreme example would be installing a $100,000 in ground swimming pool and patio in a home in a neighborhood where the homes typically seller for $85,000.

In construction, there is no such thing as good leads, advertising yourself is the best way (or at least that is what they say, you know, contractors that use those ad agencies) to keep the phone ringing.

Absolute (highest bidder wins), minimum bid (advertised minimum), lender confirm (lender will choose winning bid) same as hidden reserve (think short sale).

But it's not just initial training, it's the ongoing support, like a new financial planner just getting licensed with the general agent, they always discuss cases together, General agent makes 50% of the financial planners gross wages but the new financial plan a gift to look like an expert quicklyNow I don't charge 50% of every deal, which I personally think is  ridiculous, but I do charge a fee for 12 months coaching@Jim KellerThank you for the kind words and I look forward to having you as a client.

I actually have seen where portfolio lenders advertise using one property as down payment on another, but have not experienced this, and when I have spoken to their loan officers, generally do not get an answer on whether they would actually do it.More importantly, you will learn that even with a cash-out refi, you will likely not find anyone who will lend more than 70 - 75% of appraised value, and with the cost of the loan, it would likely not be worth it to you for the 10 - 15K you could potentially take out if you currently owe 60K on the 1st mortgage.

If you're looking for lots of training/ support to grow business as an agent, I'd recommend one of the big brokers (Keller Williams, Long & Foster, etc).
