I still need to run this by my attorney.A good way to find brokers/agents willing to pay for leads is to just type "sell my house" in google and click on the ads of local brokers running online ad campaigns.Any other ideas on monetizing these leads?

Go on Craigslist and respond to ads for apartments that aren't listed with an agent for lease, etc., and introduce yourself, and say if they ever consider selling, to contact you, etc.

60-75% of market value minus repairs is not a deal to them by any stretch of the imagination unless you're adding some kind of other value to the equation for them.The value you're adding may just be getting them out of a house payment...but if they have high equity, it's not their only property, and they have only owned the property for 7 years it's unlikely they're really hurting for money.
