The police officer basically informed me because the friend has been there over a week he can't do anything and that I have to give a notice of eviction for the friend with a reasonable amount of time to vacate and if that failed(it did) to file an eviction notice with the local justice of the peace which I have done.

Anyways, in our case we felt that a court would see all this as his intention to vacate, so we cleaned up the apartment and moved on.

Depending on the laws in Kentucky and the local municipality, you could give the tenants a 60 day notice (could be as little as 30, check the local laws) to vacate the property.

That way you know how to demonstrate a good value to them.I've moved a bunch of times and have looked for properties everywhere i vacation, Sometimes i get better service frrom a new agent, who has more time and energy and is 'hungry'.

I have found a screaming deal on a residential condo, but the problem is that the master dec states that it cannot be used as accommodations or residence.It is in a resort area and the highest and best use is nightly vacation rentals (VRBO, Airbnb, etc.).
