It was under priced to begin with so I sat down with existing renters and outlined a 2 year, rent progression program.

Still not quite sure I completely understand everything about the 1031 yet, but it’s a work in progress.

Is there any online brokerages that will pay you a steady salary .

Educating yourself is the most important step you can take and if you are doing that you are already making progress that will one day yield results.

Those two connections, if they are good, should be able to feed you a steady stream of deals.

I'm hoping he will leave @ the 19th, but if he's still there it won't actually affect my progress, since there is significant outside stuff to do before 5/6 (he's OK with me cleaning up the trash outside).
