most people only look on weekends bc they are working during the week....i always repost craigslist ads fri. night or very very early sat morning and again sun., that way it's one of the firsts the good early rising tenants see...good luck-bryan

If these are "soft story" buildings or they are raised foundations on cripple walls, you are talking about tens of thousands, if not hundreds, in retrofitting.

But now the tenant gets paid tomorrow and "promised" rent at 9:30 tomorrow morning with a late fee.

This morning I looked out the window and I had 9 deer in my backyard, I'm a mile an a half from a supercenter and in one of the most sought after areas of town, I can walk down hill to the lake or accross the street to a state conservation area.

Has anyone used flipsmart soft ware,and if so what are your opinions.

I always follow-up with an email, if not that night, certainly early the next morning.
