Is the MBA something you could do in the evenings while retaining your job and benefits?

There is clear indication I could retain the entire deposit if by their choice they had vacated before lease end, I am finding no clear indication of what the stipulations are if I am the one to terminate before lease end. 

Do you plan for any kind of displacement funds to put your tenants up while your property gets fixed in an effort to retain a long term renter?

I operate this condo as AirBNB rental and retain a percentage of gross income for my management services each month.

Although 25 is still in the back end of that phase, the fact there's somebody else in their 40's would signal to me you weren't ever a rowdy person or at minimum, not rowdy any more. 

So the owner/seller would need to retain an attorney (LLCs can't represent in superior court) and that's where things bog down, time-wise.

With more expensive/lower cap rate properties you can get greater capital appreciation for each incremental dollar of NOI.For lower cost/higher cap rate properties you will need to focus more on acquiring and retaining high quality tenants and you will likely need to spend more in ongoing repairs.I think that if you really dig into the details (I.e. underwrite) a decent number of different classes of properties you will get a bit of clarity on what strategy is best for you.All the best,Ronan
