If the buyer REALLY wants to purchase the completely renovated property and (me) the seller REALLY wants to sell at the satisfied price, hey, we'll get this contract to closing (they want to make sure you don't show or sell to anyone else, lol).

Since the resident was provided a letter with the return of the security deposit, they could probably hold that up in court that you agreed the lease was satisfied

Therefore, if someone with an intent to sue you for a breach of contract, negligence, or other cause of action, their asset search prior to litigation will make it appear that you have no assets from which to satisfy a judgment, making you look like a less valuable target

They are a known fire hazard, blacklisted by many insurers and lenders for that very reason.From a financial standpoint, I would not want to be defending ($$$$) against lawsuits for the deaths of X number of adults and children who burnt to death because of a Stab-Loc panel, possibly looking to pierce the veil to satisfy a judgement.From an ethical standpoint, I want to rent safe housing to people and pets, not industry known hazardous housing.From an Asset Managers standpoint, I don't want Stab-Loc's (or the like) in my portfolio, any more than I'd want something that failed a Phase I Environmental Inspection.

@Michael Shepherd If you add your purchase price and reno together that's $80k so that's more than enough to satisfy any lender's $75k minimum requirement.

You can use anything that satisfies the lender requirement of showing someone else is paying the monthly debt payments - cancelled checks, bank statements, bank printout, etc.
