I recommend that all investors work hard to get off-market deals, but if you are on the MLS, then here is some food for thought.

I want to install 20 or so RV Spaces, 60 or so self-storage units and a drive thru food / coffee stand.

Large fashion and food scene.

People stop here for food, gas, and whatever else they see on Hwy 160.

The recent events should increase the number of students by a fair bit over the next few years.In General (Spanish oriented, 59% of the undocumented immigrants are Mexican(same source)) - Start posting ads in Spanish and English.  

Additionally, the mortgage servicing food chain is a bit convoluted and difficult to at times to be effective, so it is not unusual in due diligence to see a borrower has lined up a short sale for months but for some reason it was never approved.

Plus if I purchase commercial space, I will not rent to WET businesses such as grocery store or fast food etc, they tend to generate a lot of problems with rodents, sanitation issues, etc.

Interest never sleeps nor sickens nor dies; it never goes to the hospital; it works on Sundays and holidays; it never takes a vacation; it never visits nor travels; it takes no pleasure; it is never laid off work nor discharged from employment; it never works on reduced hours; it never has short crops nor droughts; it never pays taxes; it doesn’t need to buy food; or clothes; it is without the need for housing & so has no repairs, no replacements, no shingling, plumbing, painting, or whitewashing; it has neither wife, children, father, mother, nor kinfolk to watch over and care for; it has no expense of living; it has neither weddings nor births nor deaths; it has no love, no sympathy; it is as hard and soulless as a granite cliff.Once in debt, interest is your companion every minute of the day and night; you cannot shun it or slip away from it; you cannot dismiss it; it yields neither to entreaties, demands, or orders; and whenever you get in its way or cross its course or fail to meet its demands, it crushes you.Reuben J.

,Hotels/motels and food industries  are tough to finance without experience. :)
