I remember reading somewhere on here you could have the buyer sign a quit claim deed in advance that upon default the title is automatically transferred over to the mortgage holder in luie of foreclosure.I can't remember where the post is.

I'll also take a look at the last deed transfer - if it's very recent (within the last year or so), and there's no financial issues, I'll think twice about pursuing the property, since the likelihood of the owner wanting to bail on a recent investment is slim.

One of the fields you should get is "type of transfer", it will have values like Quit Claim, Grant Deed, Warranty Deed, Affidavit of Death, etc.
