Didnt look like there was much in the way of small multifamily there.

South city is a good rental market for small multis and some older SFR.

But as an investor and to possibly protect the property from a recession period I also like to look at all the corporate and small business close which correlates to jobs and tenants paying rent consistently without issues.

The websites are built and I have a small cash buyers list built ( not sure how good yet ) but, I don't want to waste money on advertising that's not going to work or buying some software that won't do me any good.

My landlord owns a bunch of other buildings on my street and I think pays very little attention to my apartment because it is such a small % of his portfolio.

@David Baier I'm primary focused on small SF (2 or 3 bedroom) right now.

Are you looking for small multifamily (2-4 units) or something larger (5+ units)?

We will move on and continue the search for small multi family in San Bernardino country.

If you're in a small town you may have to move to the nearest big town to find one.

Maybe we can get a small group of 3-4 people together and see what all everyone’s up to.
