I realize partnership / profit sharing structure is frequently discussed here but I couldn't find an answer that matched my situation.My goal: I am looking to start a partnership with my father, doing buy/hold rental investing (probably BRRR).

So as far as the work, I am not that worried about it because it is a small job and I'll have it inspected by my father (a former contractor and plumber).

My father and uncle have had a commercial building that they own free and clear with 3 units on a major road in a major metro area.

My father and other members of our family owned a farm.

Your father's portion of the property would be included in his estate like any other asset.

An adult son and father will be living in the unit.

My father was in real estate for about 40 years and I learned a little bit from him.  

Women from out of state inherited a home due to her fathers passing and she knows it needs a ton of work and can't sell on the mls.
