Who to list on the lease?
I'm a landlord renting out a 2 bedroom condo. An adult son and father will be living in the unit. The adult son has requested that only his name be on the lease as his father will only be there part-time. In addition, the father's income is minimal and would never qualify on his own especially with his not so good credit. The son qualifies on his own. Should I have both names on the lease ? The father is asking if he can sub-lease or be on a month-to month. My thoughts are to just have adult son's name on the lease and list his father as "additional occupant". I'm a new landlord and welcome all the suggestions this forum may offer. Thank you.
