I personally don't want to sell it back to her as it needs no repairs and is sellable for $125k conservatively as is (picture an older couple who turns their car mats upside down to not let them get dirty and takes care of their house the same) ;  the sell back price would be $90 k so obviously them moving on makes the most sense to me but terms have to work for them as well if I want the deal or if I want to keep a clean conscience.

An S-Corp is a good option since it's a pass through entity so there are no corporate taxes to pay (no double taxation).

I they would accept $1 a year until it is paid off I might actually pay DOUBLE what they were asking. 

Still didn't have a publishing deal...I opted to work for an A&R company while consulting in hopes of doubling my odds.

Seems like this might be a good learning experience for all the newbies out there to double and triple check their math before purchasing an investment.
