Make sure you get the correct data, learn the lingo, learn the market trends and statistics, and then have conversations with multiple agents.

The CFPB came out and issued a statement that said they are not going to hold off or pause foreclosures in 2022.That’s a lot of data to speculate on but it’s also enough to call that values will be forced to take a short due to recent and a larger number of foreclosures coming due.

If you are trying to buy a place that will require work to be 'move-in ready' then you will need to explore some of the renovation loan options like FHA 203k and Freddie Choicerenovation. 

I stated such opinions lacked all the research of data that one should look at to determine a deal or not a deal.

Based on some data I came across for this particular East of Downtown area, I saw it to have a high crime rate and high vacancy rate, however, I wanted to see, from folks' experience in investing in this market, if you have any insight or thoughts as to if this is a promising area to invest in?
