We have systems for hiring,  estimating, permitting and beginning, scheduling the construction process, draw schedules, contracts, change orders and closing out. knowing everything is accounted for and is being checked twice a week if not daily depending on the crew can help build confidence.

Been there, done that.Some investors deal with the headaches and others move on to types of investing without all that daily PITA stuff to deal with.

As for finding good deals, network, network, network and focus on specific areas and try to track them daily.

If you do frequent / high volume lending and operate it in a business-like fashion, it may rise to what the IRS calls "trade or business."

Unfortunately if there was a quick and easy way, everyone would be doing it.To build a pipeline you need to take consistent daily action to grow your database and nurture your leads.

It will also keep my manager from having daily calls for home repairs.

Anyone can see immediately the vast difference in spending daily (tolls, gas, rental cost, housing, etc).  

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.
