Another option might be to contact competitive property managers in the area.  

These listings are open to every agent in the city and can be very competitive.

After all, she wouldn't want to encourage competition and possibly lose the deal.

This difficulty is only compounded by the fact that Seattle is a very competitive sellers market, and getting any kind of deal on a multi-unit is hard enough to do, let alone one that would first allow me to sell 3 different properties before closing on the purchase.Would be very interested in hearing thoughts from those that have been in a similar position before.Thanks everyone!

What are the most competitive rates for property management companies?

With the competitive market here in the Seattle area, the good places go quick and usually at a premium price.I like the one year lease or the month-to-month with a 20% increase option.

@Bruce Woodruff  roping is big, we lived in Laveen years ago and had a pet goat, neighbors daughter wanted to swap goats because she became too big to competitively rope the goat she had.
