So today, when contractors tell me bigger numbers for work that I know l can do it is hard to let it go.It was also a process building a good screening process and staying on top of legal changes that effected leases and other processes.  

Depending on your goals you may want to consider purchasing another property here and building up on what you have already started.Some things to note...an $800,000 property and a $100,000 property roof replacement will cost approximately the same 10-15k range...in a market where historic appreciation (not just the 5-10 years) is little to none, spending 15% of a properties value to replace a roof which doesn't add any value takes away many years of future cashflow.

I believe Airbnb has a system in place for handling disputes between guests and hosts, and they may offer compensation for damages or issues caused by a guest.I would start by documenting everything: A detailed written description of the incident and timeline, records of all your communications with the guests, before/after photos of the damage done to the furniture and the bedsheet, a statement from the neighbors about the trespassing incident, etc.Then I'd approach Airbnb looking for guidance.

As you build your capital then you can start looking at multiple deals at once, but use it now on one deal, refinance and pay it off and have it ready for the next.

Rehabbing adding more rooms or can you build more units on the lot.

It's never too early to start networking and building a solid team in your prospective market, especially if you're considering investing out-of-state.
