Hello, It seems to me if you have more properties coming , then you need to find a property manager .. but that is very difficult to do if your nit familer with them .. good thing that with this day in age, with computers and cell phones and appts ..you should be able to see a video and get pictures if receipts as they come and as the project gets completed .. if a property manager is not up to this then find one that is .. he or she will handle the handyman part .. they have to deal with the leaky pipes .. you need to worry about them .. that is the pecking order .. or it is supposed to be .. push comes to shove if you cant find someone to do at least the first property you mentioned .. send me a message and I can see if i can go down there ( tamp is about 45-60 mins south of me) and take care if those smaller things for you I won't charge you a arm and a leg ..i hust hate to think of you being stuck with just a little bit to get the property rentable or if you have renters waiting tonget these done ..
