A 1031 exchange is time sensitive but if you know what you would actually buy as your worse case scenario, you should be ok.

I’ve used all but the only company I continue to buy through is R2R.

Where I made money was through renovations and ultimately appreciation, by buying in neighborhoods adjacent to where I lived, which I saw as gentrifying.  

I would not Buy property in Miami right now, especially with the Condo Crisis.

If the HOA told you upfront they don't allow short term rentals, and you're going to buy and use it for that anyways.....just remember when they fine you $5k, $10k, $20k that you will have no one else to blame but yourself.

Just finished 2 projects and looking to buy more. 

Will they charge for inspections, how soon do you have to give notice in the event you want to cancel and what would the buy out look like for the contract?
