Rather granite kitchen with SS appliances, some repainting, new carpets and a few other details and this property would be great to get on the market to sell or even rent it out for a nice 1200k+ cash flow.There was much debate on whether to rent or flip the property.

List the location, place plenty of professional pictures, the rent, features (A/C, new appliances, etc) and describe glowingly why someone should live there.

With this being an REO the seller (bank) went with our cash offer).Improvement Costs: $2,100 (re screen porch, Landscaping (bad shape), painted entire inside, drained & filled 10' x 8' deep pond, Appliances) For a newbie, this house did not require much work which is not typical for houses in this price range in my area.

Hi @Allende Hernandez, I flip about 3 houses per month and I give consulting to several investors, so just my guess I am in California with out any idea of the cost of labor in Jacksonville ill have to say, for 864 mid level finish I supposed you want, I cant see the kitchen but lets say everything is crap in it. lets say the mayor things will be.1) kitchen 2,000 to 3,100 with appliances.2) flooring 8003) paint 750 4) exterior 1,000 5) bathroom 1,300 and lets hope it doesn't have roof and pluming damage so lets just guess 6,500-8,000 worst case scenario 12,000 I am usually 95% accurate in guessing I always wish there was a way to make money just buy guessing stuff lol. hope is helpfull

Also had cabinets hanging down to the right that separated the living space and made everything feel closed off and dated.Took down the cabinets over the bar, cleaned up the rest of the cabinets and added new counter tops and stainless appliances.
