I am not completely positive where you plan on investing in New Jersey, but here is my thoughts.

Samantha Reeves,Thank you for your reply I went through the Handbook , and although it's quite detailed , it seems to me that as Long as the Roof is in Good shape, there is no Peeling Paint on the Exterior of the house, and that the HVAC system is in working order , as well as there are no Safety hazards regarding  the property/house.What I'm not sure on though , is what if there's Some rotten wood on the exterior and or you want ( Need ) another $5,000 to upgrade the house .....new cabinets, faucets, flooring, re-paint the inside ?

Hi all,I signed a lease for new tenants starting (7/18). 

As a new investor you have many more options to invest than a larger investor.  

I get all of that.Nevertheless, it is no longer easy to find local meetups on the BiggerPockets website and that is unfortunate for investors, especially new investors who would like to connect with other investors in their area. 

I initially paid out of pocket for most of the interior updates / rehab costs when the family moved in, but now it could use new roof shingles (which we've got estimates on) and some minor updates in the kitchen and garage.

Atlanta has many walkable communities and dozens of boutique restaurants centered around new construction apartments.
