He acknowledged via email that the MLS listing has been removed and that the listing agreement has been terminated.

The seller is willing to owner finance 75% of the loan but wants the other 25% upfront.

You just need to calculate the return of your investment into the rate vs how long you think you will live in the house and if you can/will do a refinance. 

I know the book was published 5 years ago and the associated materials may be a bit outdated with the inflation that has taken place in the last 5 years.
